DisrepairClaim.co.uk - Housing Disrepair Claims Company based in Brighouse, West Yorkshire: Review
We've talked a lot before about 'specialist' law firms. To summarise previous articles, there are three main types of setup when it comes to law firms and their case ranges. There are firms that specialise in a single area of law, such as Criminal Defence. There are firms and even individual solicitors that cover a wide range of case types, sort of 'jack-of-all-trades' solicitors. Then there are firms that have several specialist solicitors who handled specific case types but all working under the same brand name umbrella.
DisrepairClaim.co.uk though are none of the above. They are a Claims Management Company specialising in the very niche case focus of Landlord/Tenant disputes about disrepair matters within rented accommodation. That means they do not have solicitors on staff but will take your details, discuss your case, then find a solicitor from their own panel of firms to process the matter on your behalf.
Typically we don't add claims management companies to our network. There are several good reasons for this, but the main one being that the majority of them simply take your details and sell them on to the highest bidder. Because we're trying to get people directly in touch with a legal professional which they can evaluate and choose themselves - claims management companies don't generally fit our mould. (No pun intended.)
So is there a compelling reason we've made an exception for this CMC? Yes and unfortunately it's a very bleak one because most high street law firms across the UK do not take Housing Disrepair claim matters. Many people assume that every litigation firm or compensation claim advertising lawyer will take on such cases - but they simply don't. So whilst we still are not keen on the whole CMC thing as a general rule, in this instance using a company like DisrepairClaim.co.uk may be the only available option for many.
DisrepairClaim.co.uk specialising in this particular area of law therefore means we're very happy to have them on board. There are so many people living with severe issues in their homes out of either fear of their landlord or an inability to get their landlord to do anything. If you can't find a local solicitor to take your case directly, then absolutely - this is a useful alternative way to try and get someone to help.
This may sound like quite a chunk of your compensation to lose. But remember, the compensation in housing disrepair matters is an extra sum on top for having had to live with the issues and any health problems or injuries resulting from living in poor conditions. The main aim (we would hope) of housing claims is to get your living conditions improved. To get that kitchen working. To get the mould destroyed. To fix those missing floor boards.
We've also detailed in other articles just how many high street solicitor firms also take a 25% cut of all compensation settlements. 'No win, no fee' and '100% compensation' are two very different offers. The first means that if your case loses you have nothing to pay. The second means that there are no fees to pay whether you win OR lose. Unless the law firm you're looking at states both on their website - it is more than likely they take a cut of your compensation as a success fee - also know as a 'conditional fee arrangement'.
As you can see from the above snippet from the firm's website, claims management companies are no longer meant to be unregulated industry pirates. In fact, solicitors themselves can be fined and even stricken off for dealing with unregulated claims management companies. If a firm is regulated properly then they will state so along with their number on their website.
Most of the time unregulated claims resellers hide out on social media sites like Facebook. They will put out spammy posts in groups offering cash or supermarket vouchers if you refer a friend for a claim. If you see that sort of post alongside no stated company name, no logo, no web address, and no mention of their regulatory status - then avoid them. Or better still, post underneath their ad/post asking for their regulatory status and number to try and warn others not to deal with them should they be unable to provide one.
A quick note on navigation. Obviously the official site we link to above is www.disrepairclaim.co.uk but neither www.disrepairclaim.com or www.disrepairclaims.co.uk/.com redirect you there. There is a simply huge number of keyword related websites targeting this area of litigation such as www.housingdisrepairhelpline.co.uk, www.housing-disrepair-claims.co.uk, and www.housingdisrepairlawyers.co.uk (just to pick out the first three in a Google search). So it's probably a good idea to bookmark the correct site once you're on it to be sure you come back to the correct one. As we've already said, there are a huge number of less-than-reputable people out there trying to get your details.
To sum up, working with a CMC is an aberration for us but we wouldn't do it unless we thought it would help people. There are plenty of things we might change about the legal industry, but all in all - CMCs still have a place in it just as much as search engines, directories, and even small local referral setups like ours in order to get people legal help.
General Notes: Usually if Legal Aid is possible we've mentioned it above, but you can always ask. We haven't looked in depth at their recruitment program so are unaware of any job vacancies available. For a career with DisrepairClaim.co.uk it's best to visit the website (www.disrepairclaim.co.uk), check opening hours, and find the correct phone/email contact details. Simply emailing a CV to reception looks lazy. Each law firm's Law Society and/or SRA number should be on their site, usually at the bottom of each page.
