The Search Bureau from Premier Searches Ltd - UK Conveyancing Search Provider: Review
After more than twenty years of working in the legal industry, we've built up quite a network of connections, followers, and business partners. Whilst the majority of articles we write are aimed at informing general consumers about legal practices or available resources to help them in their decisions - we do sometimes cover more general topics and firms that help law firms themselves.
That's a snippet from The Search Bureau's website. They offer tools to Conveyancing firms around England & Wales allowing their clients to consolidate a wide range of work into one setup. This includes Local Authority Searches, Drainage and Water, Flood, Land Registry, Due Dilligence (Lawyer Checker), Utilities, and more.
They've partnered with some of the leading industry firms such as Landmark Information Group who ensure conveyancers meet their regulatory requirements. Groundsure Location Intelligence provide land analysis to check contamination, flooding and ground stability. SDLT.co.uk help stop stamp tax form rejections by pre-populating the forms and providing a printed SDLT5 certificate - they've handled over 3.6 million submissions to the HMRC already.
Each of these partners also have established connections of their own to make their systems just as reliable, effective and efficient including ties to the Environment Agency, Ordnance Survey, and the British Geological Survey.
The firm was started in 2008 so they've had plenty of time to streamline and improve their own setup in order to ensure they can provide better services to their clients. Have they done so? We've found that most companies that service actual law firms tend not to have publicly available reviews about them online. So sadly there isn't a lot of independent comments floating around on the third party forums such as Google, Yelp, Yell, Trustpilot, etc. to confirm past client opinions. But that's the case for most related service providers such as this conveyancing searches company or others such as law costs drafting firms.
The lack of easily available reviews shouldn't be viewed negatively in these cases. Whilst most general consumers will use a service and then happily go online to inform others about their positive or negative experience. Most services like The Search Bureau are used by larger companies. It probably doesn't occur to employees of a firm to jump on the web to write a review about a service their company uses. There are some testimonials printed on the firm's website of course:
"extremely fast and personable"
"Excellent service at a much more competitive price than our current supplier"
"swift and effective in returning the searches to us in a timely and accurate manor [sic]"
A quick note on navigation as they are using quite generic terms for their branding with the words 'search' and 'bureau'. The official site which we link to above is www.searchbureau.co.uk but www.thesearchbureau.co.uk will also redirect you there. All other variants we tried such as www.searchbureau.com and www.thesearchbureau.com were owned by different firms. We saw a few other related names including Premier Searches Limited and Conveyancing Compare, but they all have their own sites.
The correct firm tends to come up at the top of search results for the majority of phrases we tried. Also most of the fraud involved in conveyancing transactions tend to focus on actual buyer/seller clients of the actual law firms. With just a few fake emails the scammers can seem to convince home owners to hand over tens of thousands of pounds to a completely different bank account.
If you've read some of our other articles where we research solicitors, barristers and law practices across the UK - you'll probably be used to seeing far more in depth information, resources, and opinions than what's been provided here. However, as already mentioned at the outset of this piece, there often isn't as much to go on when it comes to service providers to the law firms we often write about. We think it's fair to say though that after 12+ years of them being in business, with the relationships they have with other renown service providers, and the single-product-focus they clearly have - it stands to reason they are good at what they do. That's not the sole basis for us promoting The Search Bureau across our network (check the page on their charity work). But it's surely a fair one.
General Notes: Usually if Legal Aid is possible we've mentioned it above, but you can always ask. We haven't looked in depth at their recruitment program so are unaware of any job vacancies available. For a career with The Search Bureau it's best to visit the website (www.searchbureau.co.uk), check opening hours, and find the correct phone/email contact details. Simply emailing a CV to reception looks lazy. Each law firm's Law Society and/or SRA number should be on their site, usually at the bottom of each page.
