Aconveyancing Ltd in Tamworth & Shirley (Solihull): Review

Aconveyancing Ltd became so in mid-2013. In law industry terms, that might sound quite young with so many companies boasting ancient foundings such as 'established in 1881'. To be honest though, such claims are just marketing ploys. The idea of course being that people will assume a 200-year-established firm will do a better job than a 2-year one.

However from experience we and many other people have learned there is no 200 year old guru at any firm imparting all their wisdom to new staff. You may very well get a one year qualified solicitor taking your case at a 200 year old firm. You may very well get a forty year qualified solicitor at a 2 year old firm. So what can you use to judge the experience and merits of the hundreds of conveyancing firms available?

"We are a specialist conveyancing firm and pride ourselves on offering you a highly professional, personal and efficient service at a competitive price."

Aconveyancing Ltd

This statement from the Aconveyancing site will look almost identical to many you will have already seen printing across dozens of similar service providers. They cover a good range of matters including Right to Buy, New Builds, Shared Ownership, Help to Buy and Part Exchanges. They also handle Remortgages, Transfer of Equity, Lease Extensions, Equity Releases and Landlord/Tenant matters.

If the firm you are looking at does not cover these related areas, then they may be a more budget conveyancing firm. These can save you quite a lot of money by simply processing the actual details of the sale/purchase. But if any issues come up - you may end up having to switch to a more widely experienced firm and starting all over again. Search for articles on using budget firms to hear of such situations and see if they might fit with your expectations.

"We also provide expert legal advice ..."

If the firm you're checking out is located in England/Wales then they will most likely be registered with the main Law Society for that area. The Law Society of England & Wales has an excellent website full of user-side data for you to flick through. If you check out the page for this firm you'll be able to view alternate contact details, languages spoken at the firm, qualification dates of solicitors, and more.

Certainly the firm's expertise has been called upon by several news outlets for comment on various issues facing buyers/sellers and the property industry in general. For example this article from The Evening Standard on stamp duty during the lengthy lockdown and the pressure currently on conveyancing firms in such uncertain times.

"We help our clients to buy and sell property with ease, managing the legal process from start to finish."

Conveyancing firms are hit the hardest by online review forums. No matter which you use such as Google, Yelp, Yell.com, or Trustpilot - the majority of firms dealing with property sales will have a wealth of negative reviews. Especially in England and Wales where things can easily fall apart right up until the actual exchange. In Scotland, you'll see far less negative comments of that type due to the different laws preventing the majority of gazumping.

Why do property firms have so much more negative public images than other types of legal service provider? Mostly because people don't particularly feel comfortable sharing their divorce or bankruptcy case progression. But also because most people end up cross with their conveyancer at some point during the sale or purchase. Things moving slower than they'd want, or the client's feeling that their chosen firm could have done more to prevent a certain situation. Some of the largest and most popular firms that we've worked with have a 2-3 star ratings. Aconveyancing on the other hand, has completely bucked this trend.

"Communication was quick and we had continual updates."

"The conveyancing process haa been difficult because of the seller's lack of documentation and other delays, but Aconveyancing "has been very supportive"

"very professional, informative, prompt ... made for a very smooth stress free experience"

"Always professional and thorough, always prompt in their response."

Despite us saying conveyancers get a lot of negative comments, this is always unbalanced because of how people are more likely to jump on the internet to express their displeasure vs their happiness on review boards. Also, there is a huge issue of fake reviews where for every negative comment posted - suddenly several 5 star reviews (from people who have only ever reviewed that one firm) suddenly appear. Often all the on the same day.

None of that seemed to apply to Aconveyancing's reviews. The majority are positive comments, and by some considerable margin too. There really isn't anything for them to cover up to begin with.

"We’re transparent about timescales, keeping you updated if any complications arise. We also provide a fixed fee quotation, to help plan your finances from an early stage."

It's absolutely true that both of these are very important for clients seeking a conveyancer. However we have seen several property firms with much more available opening hours than Aconveyancing, extending into evenings and weekends. If we had to find a niggle with this firm, then that would be it - i.e. providing some extra time for people to call with questions. On the face of it though, Aconveyancing very much seem to have the experience, client reputation, and goals they claim.

A quick note on navigation as the firm's branding includes the generic "conveyancing" wording from the industry they're targeting. Having just an "a" in front of "conveyancing" did cause some minor issues when trying to research the firm. Such as when looking up news articles they had been quoted in. Remember you can always use quotation marks around a word or phrase to force Google to only search for that specifically instead of what it thinks you meant to type.

The official site we link to above is www.aconveyancing.com with www.aconveyancing.co.uk redirecting you there no problem. Of course, there will be several other variants available such as www.aconveyancy.com or using "a-conveyancing" as the web address. As we're dealing with property matters is it absolutely vital that you check and triple check the websites you go to and the emails you respond to. Scammers are taking millions from UK buyers/sellers right now and easily too. People are handing over their deposits to fraudsters sometimes based solely on an email. If someone calls or emails you about payments or bank details, you can always hang up and call the official phone number you have to discuss it. Take Aconveyancing up on their offer:

"we know the last thing you want during the conveyancing process is a property lawyer you can't rely on or can't get in touch with."

General Notes: Usually if Legal Aid is possible we've mentioned it above, but you can always ask. We haven't looked in depth at their recruitment program so are unaware of any job vacancies available. For a career with Aconveyancing Ltd it's best to visit the website (www.aconveyancing.com), check opening hours, and find the correct phone/email contact details. Simply emailing a CV to reception looks lazy. Each law firm's Law Society and/or SRA number should be on their site, usually at the bottom of each page.
