If you've flicked through a few of our articles already you'll hopefully have noticed that we try to mix reviews of any firm with general information that might help you make a decision about which firm to use. The firm today is Cullimore Dutton Solicitors and hopefully we'll be able to enlighten you a little bit about firms that handle property matters as well.

That looks like a big claim listed on the front page of the Cullimore Dutton website. But they do specialise in legal areas that relate to family life including Divorce, Wills, and Property. So they are involved in some of the biggest life changes people can experience. So it's not as dramatic as on first glance. But how can you know if they are right for you beyond the marketing?

We always like to see a good set of staff pages and this firm provides a good example of such on their website. Names, years of experience, any additional specialties and direct contact details. That's a good checklist of information. Not so many firms are forthcoming with such details, especially those trying to disguise their levels of experience.

For example, you may not have noticed the difference in wording when it comes to claims about establishment. One firm may say "established in 1881" while another says "40 years of experience". We don't typically give direct advice in these articles, but we feel safe saying you can pretty much ignore ancient foundation date claims. If a firm's is promoting the idea of their brand being 200-years old, it's obviously meant to infer they are incredibly experienced. However you can easily end up with a 1-year qualified novice from a 200-year old firm, and a 40-year veteran lawyer from a 1-year old firm. We live in a much more flexible work environment these days.

As for years of experience, there is often a big difference between any firm saying they have "40 years experience" versus "40 years of combined experience" or "40 years of experience within the firm". The first is simple and should mean there is someone on staff with 40 years of experience working in this area of law. However, the 2nd two versions will likely mean that firm has added up all the years of all the staff - e.g. 8 staff with 5 years' experience = 40 years.

Cullimore Dutton are unique in that they list the years of experience of each individual staff member. We've genuinely never seen another firm do that in the 20+ years we've been writing about the legal industry. If you are interested in a firm that doesn't provide this information though, there is a wealth of data on law firms on the website of The Law Society of England & Wales including years of experience of each professional they list.

If you check out the page for Cullimore & Dutton's staff for example you'll see a full list with clickable names for further information on each. It shows the firm has staff on board from across 5 decades including Catherine Hyatt who qualified in 1987, Susan Alexander in 1994, Philip Appleby in 2009, Sarah Butt in 2019, right up to their newest member in 2021. Surely a desirable mix of fresh eyes with wise minds? (We can be poetic sometimes!)

Many firms have testimonial pages but according to our poll a few years back, the number of people that trust company provided reviews was in the single digits. So the quotes above are taken from the usual public boards such as Google, Facebook, Trustpilot, etc. The majority are positive which is actually surprising for a Conveyancing firm. Sadly due to the volatile nature of property buying and selling, there is usually one side of it that comes away less happy than they expected. Plus, it's very common for clients of the other side to leave negative reviews on the opposing law firm (as their conveyancer will likely have blamed any and all delays on them).

The main take away is to never flick through star ratings when it comes to law firms. You have to read the comments. The largest conveyancing firm in England last year had a Google review star rating in the 3s and some of the most praised conveyancing companies we've worked with have been plagued for simply doing a good job for their own client. Cullimore Dutton seem to be weathering the storm well so far.

A quick note on navigation since property matters are involved. The firm's branding is Cullimore Dutton (not Cullimore and Dutton) which are two unique names so nearly all misspellings we tried brought up the same firm in a search. They've also ensured www.cullimoredutton.com redirects to the main site www.cullimoredutton.co.uk which is great as many firms don't bother. The site is also https secure for submitting contact details via their online form. We have noticed that Google has been switching to more local targeting so if you can't get reviews to show up for a firm try entering the town name as well (e.g. 'cullimore dutton solicitors chester').

The importance of all this is because for many years now property sales have been the biggest target of scammers when it comes to legal matters. Thousands of people have handed their entire house deposit over to a scammer sometimes just because of an official-looking email saying the payment details had changed. Never discuss payments via email. Never be afraid to ring up the official number you have to check on anything.

General Notes: Usually if Legal Aid is possible we've mentioned it above, but you can always ask. We haven't looked in depth at their recruitment program so are unaware of any job vacancies available. For a career with Cullimore Dutton Solicitors it's best to visit the website (www.cullimoredutton.co.uk), check opening hours, and find the correct phone/email contact details. Simply emailing a CV to reception looks lazy. Each law firm's Law Society and/or SRA number should be on their site, usually at the bottom of each page.
